Quiet heat for rain-soaked houses

Cascadia looks after the water side of West Coast homes: radiant floors, boilers and radiators, heat pumps, water heaters and the plumbing that ties it all together. One crew, flat-rate quotes in CAD, shoe covers on.

  • Hydronic heating and plumbing under one roof
  • Flat-rate quote before any work starts
  • Licence #DEMO-BC-0000 (fictional)

02 The climate

Why hydronics suits the West Coast

Craftsman house glowing warm at dusk under a red maple

Vancouver winters are long, grey and damp more than they are cold. Hydronic heat runs warm water through floors or radiators, so a room stays steadily comfortable instead of cycling between blasts of hot air. It's quiet, it doesn't stir up dust, and it pairs well with a modern boiler or an air-to-water heat pump.

The catch: hydronic systems need people who understand them. Many general plumbers and furnace companies don't. That's the work we built Cascadia around.

03 Housing stock

The houses we work on

Cast-iron radiator in a Vancouver character home

Character homes

1910s–1940s Craftsman and Tudor houses in Kitsilano, Mount Pleasant, Grandview and Queen's Park, many with cast-iron radiators fed by a boiler that replaced an old oil burner decades ago. We service them, balance them, and replace boilers without ripping out radiators that still work.

A Vancouver Special house in East Vancouver

Vancouver Specials and split-levels

The 1960s–80s boxy two-storeys across East Van and Burnaby. Often galvanized or early copper, sometimes Poly-B, and plenty of basement suites that need their own heat and hot water.

Townhouse complex in Metro Vancouver

Townhomes and strata

1980s–2000s townhouses and low-rises with in-floor radiant, combi boilers and plenty of Poly-B. We know how strata approvals, shut-off notices and the building manager fit into a job.

West Coast modern post-and-beam home among fir trees

West Coast modern and new builds

Post-and-beam homes on the North Shore with radiant tubing in the slab, and new laneway homes with heat pumps and in-floor heat from day one.

04 What to expect

How a visit works

  1. Call or book online. Tell us what's happening. Photos of your boiler, manifold or the label on the water heater help.
  2. We confirm a time and tell you the diagnostic fee on the phone.
  3. We diagnose and quote. You get a flat-rate quote in Canadian dollars, with applicable taxes shown, before any work starts.
  4. We do the work cleanly. Shoe covers, drop cloths, and we wipe up after ourselves.
  5. You get notes and photos of what we found and what we changed, including manifold settings and system pressure.

05 Why us

Why people stay with Cascadia

One crew for heat and water

Your boiler heats your floors and often your domestic hot water too. We handle both sides, so nobody blames the other trade.

Repair before replace

A twenty-year-old boiler that's been looked after can have years left. We'll tell you honestly when it's worth fixing.

Clear quotes in CAD

Flat-rate, in writing, before work starts. If we find something unexpected, we stop and talk to you first.

We stand behind our work

If something we fixed isn't right, call us and we'll come back and make it right.

06 Maintenance plan

Cascadia Care Plan

An annual visit before the rainy season. We service your boiler or combi boiler, check system pressure and the expansion tank, purge air, check your radiant manifold and pumps, test the relief valve and look over your water heater and shutoffs. Members get priority booking when the first cold snap hits and a discount on repairs. Ask us what the plan costs for your system.

From our neighbours

“Our 1990s townhouse had two bedrooms that never warmed up. They purged the loops, replaced a stuck actuator and rebalanced the manifold. First winter we haven't needed space heaters.”

Priya S., FairviewSample review

“They replaced our old boiler in a 1912 Kits house and kept every radiator. Clear quote in CAD, showed up when they said, and cleaned up properly.”

Graham T., KitsilanoSample review

“Leak from our unit into the suite below on a Sunday night. They called the building manager for us and had the riser isolated within the hour.”

09 · FAQ

Before you call

Do you work on both heating and plumbing?

Yes, and that's the point. Most hydronic problems touch both: a combi boiler makes your hot water, a radiant system shares pipes and valves with your plumbing, and a leak can come from either side. One crew diagnoses the whole loop, so you're not stuck coordinating a heating company and a plumber.

Are your prices in Canadian dollars?

Yes. Every quote is in Canadian dollars and shows applicable taxes as a separate line, so there's no guessing about the final total. We'll tell you the diagnostic fee on the phone before we book, and the full flat-rate price comes in writing before any work starts.

Can my radiant floors run on a heat pump?

Often, yes. Radiant floors run at lower water temperatures than radiators, which suits an air-to-water heat pump well. Whether it fits your home depends on your heat loss, floor type and existing boiler. We'll look at your system and explain the options. Ask us which rebates may apply.

Do you work in strata buildings?

Yes. We regularly work in condos and townhouse complexes across Metro Vancouver. We coordinate with your property manager or strata council, follow the building's notice rules for water shut-offs, and send the documentation they need. If the job affects a common pipe or riser, we'll help sort out who's responsible.
