Safety first
If you smell gas
Leave the building now. Don't touch light switches or appliances, and don't use your phone until you're outside. Call 911 or your gas utility's emergency line from outside. We'll repair the problem once it's been made safe.
If your carbon monoxide alarm goes off
Get everyone outside, including pets, and call 911. Don't go back in until responders say it's safe. Then call us to inspect the boiler, water heater or fireplace.
01 Step by step
What to do first

Water leaking
- Close the main shut-off. In a house it's usually in the basement or crawlspace near the front wall, where the water line comes in. In a townhouse, check the mechanical or laundry closet. In a condo, look for the suite shut-off in the utility closet or behind an access panel.
- Turn off the water heater or boiler if the leak is coming from it: gas valve to off, or the breaker for electric.
- Strata? Call your building manager or the strata's emergency line too. If water is reaching another suite, they need to know right away.
- Take photos for insurance and to help us.

No heat
- Check the thermostat has batteries and is calling for heat.
- Look at the boiler pressure gauge. Most residential systems sit around 12–20 psi (roughly 1–1.4 bar on many combi boilers) when cold. If it reads near zero, there may be a leak or air in the system.
- Note any fault code on the boiler display and take a photo.
- Reset once. If the boiler locks out again, stop and call. Repeated resets can hide a real problem.
- Keep pipes from freezing in a cold snap: open cabinet doors on outside walls and keep a little heat on with safe space heaters.

Sewer backing up
Stop running water, flushing and laundry. Keep people and pets away from the water. If you have a backwater valve, don't open it. Call us.

03 Rain and cold snaps
When we're busiest
The first cold week of the season. Boilers that weren't serviced fail when they're asked to run all day. Cold snaps. When temperatures drop well below freezing, burst pipes and no-heat calls arrive together. We put households with babies, older adults and anyone with health needs at the front of the queue. Tell us when you call. Heavy rain. Sewer backups and leaks cluster during long storms.

People who called at a bad time
“Boiler locked out at 10pm during the January cold snap with a newborn in the house. They were here before midnight and had the heat back by 1.”
“Sewer backed up during that big November rain. They cleared it, showed us the roots on camera and quoted a backwater valve the next morning.”

FAQ
Emergency questions
Do you charge more after hours?
No. Our flat-rate quote is the same at night, on weekends and on holidays. You'll hear the diagnostic fee on the phone before we come out, and the technician gives you a written price in Canadian dollars, with taxes shown, before any repair starts. If you'd rather wait for daytime, you only pay for tonight's visit.
Is no heat an emergency in Vancouver?
It can be. Most of the year a cold night is uncomfortable, not dangerous. During a cold snap, or if you have a baby, an older adult or someone unwell at home, treat it as urgent. Also call right away if pipes might freeze. We'll help you decide on the phone.
Water is leaking into the suite below. What do I do?
Close your suite or main shut-off if you can find it, then call your building manager or strata emergency line, and then us. Don't wait to figure out where the water is coming from. We'll find the source, stop it and give you documentation for the strata and insurers.
My boiler pressure is at zero. Is that dangerous?
Usually not dangerous, but the boiler will shut down to protect itself and you'll lose heat. Low pressure normally means a leak, a failed expansion tank or air in the system. Don't keep refilling and resetting it. Note any fault code, take a photo of the gauge and call us.
